Preparation

Our photographer will visit your property to take professional quality images. It is essential that your home is clean and tidy, with particular importance paid to kitchens and bathrooms. Don’t forget to cut the lawn and hedge, weed the garden and move bins to an inconspicuous area. De-clutter, clean the windows and repair any minor scrapes and marks on walls, vacuum the carpets, clean the floors and dust the surfaces. A clean and tidy home presents far better than a cluttered dirty and messy property!

If you don’t have an Energy Performance Certificate you’ll need one and we’ll help you get one.

Marketing

We’ll prepare your individual property brochure and present to you for approval. Once approved, we’ll upload your home to our website, Rightmove, On The Market and Social Media and we’ll e-mail and SMS Text those potential buyers on our extensive data base who are looking for a home like yours.

Viewings

We’ll arrange viewings and our experienced negotiators will show potential buyers round your home.

Negotiating the Sale

Our negotiators will encourage offers and call you for your thoughts. We’ll always push for the maximum we think the buyer will go to and advise you whether any offer is appropriate in light of overall market conditions. We’re very good at this and will achieve the maximum possible price. Once you’ve accepted the offer, we’ll check that the buyer is in a proceedable position, issue relevant paperwork to buyers, sellers and solicitors.

Progressing the Sale

This is the most important part of the process that Harris Shields Collection undertakes. From offer to completion there are many issues that need to be dealt with and a full-service agent will work incredibly hard on your behalf to ensure that your sale progresses to completion. We’ll liaise with buyers, sellers, mortgage advisers, solicitors to smooth the process for you the seller as much as we can. We recognise that this can be an incredibly frustrating time for sellers and our experienced team are on hand to answer questions and generally make the journey to completion as easy as possible. It is important that an agent is pro-active at this stage as this can be the difference between success and failure. Many on-line agents simply do not have the resources to progress and monitor the sale which is why we see a higher success and completion rate through full service agents.

Exchange

Once all parties are in agreement you will exchange contracts which is the moment when the sale becomes legally binding on both sides.

Completion

With our help you’ve made it! On the agreed completion day, we’ll liaise with buyer’s and seller’s solicitors and when all are satisfied that the legal process is complete and monies have been exchanged, we’ll provide your buyers with the keys and our job is done.
