  • Preparation of Initial Opening Inventory and Condition Report.
  • Advertise the property using Rightmove, OnTheMarket, Social Media etc
  • Undertake viewings
  • Thoroughly vet all prospective tenants
  • Prepare and complete the tenancy agreement and pre-letting requirements
  • Take and manage the security deposit. Ensure compliance with legislation.
  • Collect, process and forward rent to Landlord
  • Act as the first point of contact between Tenant and Landlord
  • Ensure ongoing compliance with legislation for example annual gas safety checks
  • Undertake periodic condition checks
  • Liaising between tenant, landlord, trades people for minor/major repairs
  • Reporting to Landlords periodically for accountancy/Inland Revenue purposes
  • Managing rent levels including recommending rent increases where appropriate
  • Preparation of end of tenancy Closing Inventory and Condition Report and liaising with the Landlord before releasing the security deposit to the Tenant.
